Unlimited emergency call-outs. Water where it should not be, no heat, no power, a door that will not secure, a limb down, anything actively doing damage — same day, as often as it happens, at no charge. Anything that merely cannot wait for your next Review, we look at within three business days.
Quarterly inspections. Four full inspections a year, roof to crawl space. Small repairs handled on the spot; larger work reported and quoted before it becomes an emergency.

Everyone has the story — the contractor who invented work, the bid that doubled, the repair that never quite ended. The maintenance itself is not the hard part. Finding someone you can trust to tell you the truth about your own house is the hard part.

Four a year, roof to crawl space: attic, mechanical systems, building envelope and septic. Each one written up with photographs — what is holding up, what needs attention, when, and what it will cost.
Standing Access
One number, answered by the people who know your house, not a call center. We talk you through it and are on site the same day. Emergency call-outs are unlimited — no allowance to run down, no charge for any of them. You are never charged for us to look, to diagnose or to advise.
The House Passport
Think of it as a Carfax for your house. Every system, model, serial number, finish and shutoff location — plus the service history, every inspection and every job, added as it happens.

What exactly am I paying for each month?
Four Reviews a year, each written up with photographs. The House Passport, built at the start and kept current. Light maintenance at every visit. Standing access — one number answered every day of the year, unlimited emergency call-outs, and no charge for us to look, to diagnose or to advise. And a private portal holding your Passport, every report, your invoices, the schedule, and a direct line to us.
What is not included?
Anything with a market price of its own is quoted rather than bundled: gutter clearing, roof and moss treatment, grounds maintenance, exterior washing, HVAC servicing, chimney and dryer duct, septic inspection and pumping, interior cleaning, and all repairs, parts and licensed trade work. You choose what you want; nothing is automatic.
How is this different from a handyman membership?
They sell hours of handyman time. We are a licensed, bonded and insured general contractor: we price what we find at real construction costs, perform the corrective work ourselves, and warrant every trade under one name. A handyman membership cannot touch a roof, a panel or a septic system, and cannot warrant a subcontractor's work.
What counts as an emergency, and how many call-outs do I get?
As many as the house needs. There is no allowance to run down and no charge for any of them. An emergency is something actively going wrong: water where it should not be, no heat, no power, a door or window that will not secure, a limb down, anything doing damage while you watch it. Those we attend the same day. Something that is not doing damage but genuinely cannot wait — a stain on a ceiling, a furnace short-cycling in December — we look at within three business days. Anything that can wait goes on your list and we handle it at your next Review. A call-out is attendance: we stop it getting worse, establish the cause and tell you what the repair will take. The repair itself is quoted before we begin.
How quickly does something found at a Review actually get fixed?
You have a written quote within five business days of the visit, and a date in the calendar the day you approve it. We do not make you chase us for a price, and we do not put work in front of you without one. How long the work itself takes depends on what it is — parts, trades and permits set that, and we tell you honestly at the quote rather than promise a date we do not control.
What happens in a quarter when nothing goes wrong?
You get the Review anyway, and the written report is the product. Most of what this service prevents is invisible precisely because it was caught early — a failed window seal recorded before the sill rots, a drainfield walked before it surfaces, a limb noted before it comes down. You also get a short note every month between Reviews telling you what is coming up and asking what is bothering you about the house.
Who actually does the work?
East Ridge. Every visit, every scheduled service and every repair is performed under our license and covered by the East Ridge warranty. If something goes wrong afterwards you make one call — there is no claim to file, no manufacturer to argue with and nobody to chase. One company, one warranty, one number to call.
How is the price set?
By the area of the main house, in three tiers — $395, $445 or $495 a month. Small adjustments apply for a conditioned outbuilding, a detached structure, a pool or spa, or heavy tree cover. The initial figure comes from public assessor records; the final fee is confirmed after the walk-through, fixed for the plan year, and reviewed once a year with you before the next one begins. It never rises mid-year.
What does the first three months free actually mean?
Exactly that. There is a one-time $299 initiation that covers the onboarding evaluation and the build of your House Passport, and then the first three months of service cost nothing — Reviews, standing access and emergency call-outs all included. The monthly fee begins in month four. If we are not what we say we are, you stop.
Can I cancel?
At any time. There is no term. Anything on your schedule we have not yet done, we still do — undelivered work is completed, not refunded. And the House Passport is yours to keep.
My house is on septic. Does that matter?
It matters a great deal, and most owners are quietly behind. King County requires an operation-and-maintenance inspection every three years on a conventional gravity system, and every six months on a pressure distribution, mound, sand filter or aerobic system. We check risers, lids and the drainfield at two Reviews a year, we keep your inspection and pumping dates, and we tell you before you are overdue. The inspection and pumping themselves are quoted.
I am away from the house for months at a time. Does this work?
It is arguably better suited to you than to someone who is home. We hold agreed access — codes, keys, gate authorization — and admit our own people, so nobody has to fly in to open a door. Beyond the quarterly Reviews you can add an absence check at $275 a visit: exterior walk-around, interior walk-through, water and heat proven, mail cleared, and a written note with photographs the same day.
Is this the same as a home inspection?
We inspect the house thoroughly four times a year and write down what we find, but these are maintenance condition records rather than home inspections under RCW 18.280. They are not a substitute for a licensed home inspection in a real estate transaction, and are not intended to be used as one.
Are you licensed and insured?
East Ridge Construction LLC is a licensed, bonded and insured Washington general contractor, EASTRRC786LS, with an A+ rating from the Better Business Bureau.
How many homes do you take?
A limited number, so the same person genuinely knows each house. That is a capacity limit, not a sales tactic — when we are full we will say so.
